Brazilian Real Estate…Buyer Beware!
You’ve found a condo you really like…actually you’re fallen in love with the place. Did you know there are 3 different ways real estate can be measured in brazil? There is, of course, the legal measurement listed in the title, or Matricula for the property in question. These measurements however, have a nasty habit of being incorrect. For instance balconies and service areas are not included. As a matter of fact, any changes made since the original document was produced probably have not been added. This lack of correct numbers protects the owner from tax increases. Then there’s the measurement the friendly, local real estate agent may give you. Problem is, in many cases the agent may never even have visited the property before starting the sale process, nor have they seen the title documents! After checking the appropriate papers it may be that extraneous areas suddenly get added to the apartment size…such as the hallway, elevator shaft area and so on. If we’re talking about a house, the lot area may “increase” because part of neighboring lots are figured in. Even public streets sometimes get included in the measurements. Now, if you speak to the owners, you have to understand they have a vested interest in as much area as possible…legal or not. The only REAL measurement is one YOU, or someone you REALLY trust is going to do for you, and it might not even come close to matching any of the three listed above! The best advice possible is to get the best HELP possible…and by that I mean legal help, an honest lawyer with experience in real estate. Do some checking, get personal references from any friend you may have who have already been through the buying cycle. Interview potential legal help. Real Estate Inspection – Do It Yourself

It isn’t necessary to learn building codes, and you probably should use a professional inspector in any case. The point of learning what to look for is to have negotiating points.
Home Inspection Checklist
With a good inspection checklist, you won’t forget things. There are more than a hundred items on my own list. Could you keep all those in mind as you walk through a property? Did you remember to look for water stains on the basement walls the last time you looked at a house? Bring a list!
A good list is organized by area of the house, usually starting outside. As you walk around and then through the home, check each item on the list. Be sure to take notes. If the gutter is coming loose on the side of the house, write that down, along with notes about rotten wood or anything else associated with it.
Don’t worry if you don’t know the difference between 12-gauge and 14-gauge wiring. The point isn’t to become an expert on all the building trades, as useful as that would be. Just use what you do know. Note if something looks “odd” or “smells funny.” Then you can have a professional inspector have a closer look.
Real Estate Inspection As A Negotiating Tool
You can, of course, just make an offer on a home with an inspection clause. Then, after an inspector goes in, you can re-negotiate the price based on his findings. This is a common way of doing it. The problem is that it can often offend the seller, and blow the deal. Would you like somebody to drop their offer by $10,000 after they already put it in writing?
A better way is to find as many problems with the property as you can, BEFORE making the offer. That way you can take all of these things into account. Also, a list of the problems presented with an offer is a good impersonal (therefore non-offensive) way to negotiate a lower price.
You don’t have to be a carpenter to note that a railing is loose. You can see if a home needs new paint. Real estate inspection can start with simple things like these, and end with a better price for you.

Real Estate Leads Through Promotion Handouts

Like any other investments, real estate has its own risk to deal with. Through such investment, you could enjoy the glamorous inflation of your capital or join those who have failed and left bankrupt. Strategies, in any business, are important to somehow, if not, assure you a Real Estate Lead. Using promotion handouts could possibly bring you to such success more of what you have expected.
The Promotion handout should have the information of benefits that may be received, as well as, the informative details of the property being sold. This strategy involves human contact. While distributing the handouts, at some point you have captured a minute of your consumer that catches his/her attention. For a successful career in Real Estate using Promotion Handouts, you have to have good public relations, a positive attitude, and of course your handouts should be appealing not only to the elite sector of our society but also to the masses as well.

5. The amount of the property should also be indicated as well as its payment conditions.
Payments should be on installment set up if possible, because this is more appealing to all. Considering the classes of the society, ?A? being the highest and ?D? being the lowest, we have to use the middle class as our basis of most number of consumers. And if so, installment procedures would attract many of them to buy your property.
Interest rates could be applied but not to the extent of over profiting. You have to assess first your money spent on promotions and advertisement after which adding them to the total amount of the property. Then decide on how much interest rate you would add, depending on how long the installment will last. You should not apply high rates of interest but not to the extent of sacrificing your profit.
6. The color of the paper being used should not be too shocking or too dull. Create some style for it to look elegant at the same time appealing to one?s eyes. In this way, consumers will be impressed on your marketing style and as we all know first impressions last.
When giving away the handouts, your agent should be in proper attire and have an appealing mood for he or she speaks of what he or she?s representing. He or she must have full contact with the customer and speaks with her/him with eye contact. As they say, ?eyes speak of you?. So through your agent?s eyes, customers would already be somehow interested on going through the details of the property.
